Larida Passage Proposed Development (Isthmus)

Given prior community interest and requests for documents related to potential development on "The Isthmus," we are posting the following information as a community service and to help reduce impact of information requests on staff.


 

On October 21, 2009, Capital Shores Investments filed land use and permit applications with the City to develop the properties at 505 and 529 Fourth Avenue (from Simmons Street west, between 4th and 5th) as a mixed use project called Larida Passage.  This property is on the area commonly referred to as “The Isthmus.”

 

The developer filed the following applications:

  • Land Use (Site Plan) Review
  • Binding Site Plan
  • Shoreline Substantial Development Permit
  • Concept Design Review

The application has been determined to be complete in that the minimum required components were included.  A determination of completeness is not an approval of a project.  


Project Description

Larida Passage is a mixed use development consisting of two parcels, with a building on each parcel and a plaza in between.

 

An approximate 50,000 square-foot retail and office building is proposed for the westerly parcel.  This parcel is within the 200-foot shoreline area.

 

Proposed for the easterly parcel, starting at Simmons Street, is an approximate 237,300 square foot building that will include retail space, 141 residential units, and 433 stalls of structure parking.   A portion of this building is within the 200-foot shoreline area.

The project will be reviewed for conformance with development and engineering standards, as well as shoreline regulations. At this time, no determination has been made of consistency with City or State plans, standards, or regulations.
